This multi-family residential project was subject to the Village's Planned Development permit application process.

Project Description

Senior care community consisting of approximately 125 assisted and memory care living units.  The name of this development is The Sheridan.

Project Updates
  • 5/19/21 - All work associated with this Planned Development is complete.
  • 2/19/21 - Final building and fire inspections have begun, starting with completed work on the 4th floor. Final construction continues ahead of remaining inspections. Installation of living items such as cable/wi-fi, furniture and window treatments is also scheduled over the next few weeks. Temporary occupancy is expected in early to mid-March with Final occupancy expected in early to mid-April. 
  • 1/19/21 - The 3rd and 4th floors are nearing completion with both anticipated to be finished by mid-February.  The 2nd floor is scheduled for completion by the beginning of March. The first floor is currently being painted, with wall and floor finishes starting in the next week. Custom millwork installation has also started on the first floor and will continue for the next few weeks. All commercial kitchen equipment has been delivered and is currently being installed. The commercial laundry equipment was installed this week. The elevators have been installed and are awaiting inspection once the fire alarm has been tested and approved. The memory care courtyard is nearing completion. The green roofs are installed and general landscaping work is almost finished, with the final touches to be wrapped up once the weather becomes more cooperative. 
  • 11/13/20 - Work on both the exterior and interior of the development continue. The developer is currently constructing portions of the paved driving surface throughout the site and is scheduled to begin excavation for the permeable paver portion of the site as early as next week. Next week will also see conintued landscaping efforts along the parkways, courtyard and on designated portions of the roof as well as continued installation of drywall/trim/cabinets/etc. on the interior of the building.  
  • 8/25/20 - The developer reports that construction is on track for completion in March, 2021 and that they anticipate the first residents moving in as early as April 2021.  
  • 8/18/20 - Brick installation on the exterior of the building is anticipated to be completed by the end of September and additional areas of the building to be covered with siding will be completed in October. All roofing will be completed by the end of August. Installation of all sidewalks and curbing will start in mid-September and asphalt work will begin toward the end of October with landscaping to follow later this fall. Throughout all of this work, drywall and insulation have started on the interior of the building and will continue through completion.
  • 1/30/20 - Structural Steel installation on the ground level is now complete. The concrete flooring on the 2nd floor is scheduled for completion by early February with 2nd floor wall panels to be on-site shortly thereafter. Underground utility installation (plumbing, electric, et.c.) has also begun. 
  • 10/4/19 - All structures have now been demolished. Site cleanup continues in an effort to prepare the area for the construction of the new building. This will last for approximately two more weeks with work on the underground portion of building components (foundations, utilities, etc.) scheduled to start taking shape in mid to late October. 
  • 9/6/19 - Utility disconnections have been temporarily completed to allow structure demolition to take place. Permanent disconnections will take place at a later date, pending IDOT permit approval. Structure demolition is currently scheduled to start on September 12th and is anticipated to last approximately 3 weeks. 
  • 9/3/19 - Due to utility disconnection scheduling issues, demolition of these properties has been delayed. Currently, final utility disconnection work is scheduled to take place on Thursday (9/5) with site demolition to start shortly thereafter. 
  • 7/30/19 - The southbound bus stop at the corner of Chicago and Harlem will be temporarily relocated to just south of the Mobil Gas Station starting 7/31/19 to accomodate the worksite. 
  • 7/19/19 - Permit review is all but complete with an approved permit likely to be issued in the near future. Site demolition is planned for early August and is anticipated to last for approximately two months. Demolition will take place at the current TCF property, as well as the three residential properties to the north of the TCF site.  
  • 6/17/19 - Early steps of the permit review stage have taken place, with the first plan submittal and review having been completed. Village Staff will continue to work with the applicant to expedite the remainder of the plan review process in an effort to reach permit approval status in the coming weeks. 
  • 5/6/19 - This project is currently in the permit review stage. Village Staff is working to coordinate all elements of the review to ensure full compliance with the Village Code. Once approved, the existing site will be approved for demolition. The initial phase of work will include the removal of the existing bank as well as the 3 houses to the north. As demolition is completed, construction of the new 125-unit senior care community can begin. Check back here for regular updates throughout the construction process.
